Stronger Cosy Cabins (SCC) was created to provide practical, affordable housing solutions for individuals and families seeking a simpler pathway into home ownership.

Our focus is on delivering VERY STRONG well-built, functional homes without unnecessary extras—allowing buyers to keep costs down while maintaining flexibility to upgrade features as desired.

This Organization has been formed to get people at the lower end of the Income scale into a very basic fitted out house with no frills unless they specifically want to pay extra for them- an example is the Hot Water in the Basic Model is a Wall Heater which is common in Asia & Europe, where instead of a few hundred Litres of hot water being kept constantly heated to a certain temperature in the average Australian house. The cost is far less. The electricity to heat the water is far less. The heater takes a small space compared to big HWS tanks. You can place a Legal House on a block you are paying off, but the Local Council rules may say- “ The TOTAL Building is to be Finished in 2 years “.

The Cabins ( Cottages ) [ Homes ] are a series of 5 Modules which can be assembled in any order- as in a straight line, or a square, or L shaped, or U shaped, on the supplied assembled floor with Steel frame & exterior in Sheet metal like roofing Lysaght Colorbond, or timber or BlueBord- which doesn’t have to be painted & also can be Granosited like the most expensive homes in exclusive areas.

The Steel Structure of the over frame- mostly RHS is between a normal house frame, & the construction method of a Highrise. The steel Hold down nominated by BCA Law is almost double what is asked for, which means the Cabins rate well above the N3 wind category of the area Northern Rivers, Gold Coast, Brisbane, & North around Bundaberg.

Building these days has many new Rules added yearly- as the new Stage 7 Rules on Insulation of Walls, Ceiling & Roof. Most people consider them excessive, but these Cabins will have More than is called for in the BCA Rules.

The Deflection of Beams is set in the BCA, & in this Manufactured home ( assembled mostly before leaving to the land it goes on ), the Deflections are well under, for the outer rectangle steel Base, or Floor, or Roof, etc. [ High Deflection is such as the floor sinking 45 mm every step you make ].

The Bracing ( Resistance to side force as cyclones ) is almost double that of a standard house.

The BASIC Model of all Cabins with have an outer VERTICAL Steel Sheet Colorbond of different colours of buyers choice, with light steel frame infill. The internal sheeting for Walls cannot be Plaster board before being transported, or cracking of plaster would be certain. Similarly with Tiles, there can be none before leaving, so the buyer can then Tile or get a Tiler to do some areas, or put waterproof rolls of many good Vinyl materials from Germany or China, which are non slip & softer on the feet- or to be really basic, give the timber floor a coat of oil based paint.

With doing most of the items before the Cabin leaves the yard, in the Basic Module, it will get 2 coats of paint. The average builder does 3. This means you can spend a weekend & finish it at any time & paint it the exact shade you want.

Electric Power Point numbers will be enough for the average person, & listed & marked, before an Order is placed. This is when a Buyer can nominate Where they want them to go, & add more, or have less if they want.

As the mid sized Module weighs almost 3 Ton, & other Modules from 1- 5 Ton, they must be transported on a Crane Truck, so they can be lifted & placed exactly on vertical steel posts, which should be in the ground, square & level, at least a week before the Cabins goes on. This is one of the items Stronger Cosy Cabins does not want to do, as it is really a GOOD Concretors job, or

 

Builders job . * There must be 4 metres clear on all sides of the Foundations to allow the Crane Truck access.

This is another job that is best done by the owner- Speaking to the Local Council where the Cabin is to go, & getting ALL the Forms made out properly with RPD exact numbers, & getting information from that Council on numbers as : Metres from the footpath to the Front of Cabin allowed. Side & Back distance. Unless the land is well marked with at least 2 or 3 Surveyor Pegs, it is worth getting a Surveyor to do minimum 3 pegs, & if a reasonable price, also the outer corners of the building.

Council Building & Inspection Fees vary GREATLY from some Councils being very high to some a token few dollars if well out in the bush. In some farming areas I understand that extra building may be done around the original house with no fees.

Basic Plumbing & Basic PC’s ( items as kitchen sink, laundry tub, bath sink, Washing machine Taps, shower base will be the Economical brand ). There will be no floor- wall stove unless specifically added ( there will be a space for a Microwave & Electric Frypan for roasts & the Power points needed.)

Windows will be Single Glazed. If you are in a high noise area, or extremely hot above 35 C every day, or a Council that demands Double Glazing, you have to pay the difference which is quite high.

There will be quite an amount of cupboard space- in Bedrooms & Kitchens 600 mm deep. Kitchen Bench space is at least average to the typical suburban house.

These Cabins are designed to :: Stand Alone, or be connected to other Modules, or connected to an existing house. They may be the traditional city Triplex Front as in the 3 x Cabin Sketch.

The Roof Pitch angle will be 45 Degrees, unless the buyer wants some other angle, or flat with almost no slope ( that would Deduct $2,122 off the standard Roof of Module of 33.5 sq metres). This 45 angle allows for a Large storage area in the attic. A Retractable “Jacobs Ladder” could be a worthwhile EXTRA to get easy access into the attic space.

Because of the roof Peak height the Cabins must be Transported with Walls, Windows, Doors, & Ceiling, sealed against the rain. Trusses have to be bolted on later- but 2 healthy people would get the Trusses up in less than a day for the 33.5 sq mt Cabin.

YOU will not get a better or cheaper or stronger home than a Stronger Cosy Cabin * - typically Australia additions less than 80 sq metres average $2-6,000 a Sq Mt

If you own or are paying off a piece of Land, you can put on it the Module with Double Bedroom & Bathroom & Laundry, & Kitchen (which must also be the temporary Lounge room ) for [ $77,710 including GST tax ], until later when the 14 sq mt Lounge Module is added, with a connecting door way. Some Councils Only Allow a house of more than 60 sq mt. The 3 Modules, with 2 bedrooms & 2 Bathrooms & Lounge add to 63.5 sq mt & is not crowded- TOTAL COST =$147,700 tax paid. The other costs by owner- which will vary greatly depending where your Land is, will be- Transport, Local Council Fees, Foundations, & Connecting to local electricity, water, and sewer.

## Plaster board is not recommended. Payment will be in 5 parts for each Module : Part 1 Heavy Steel Fabrication. 2. Ceiling & Walls
